# Mullion

Mullion is aimed at Alberta property management firms managing roughly 50 to 500
units. Distinguishing features: automatic generation of statutory obligations
and their deadlines; appliances and equipment modelled as persistent records with
service history; RECA-compliant pooled trust accounting with per-owner
sub-ledgers; and Canadian payment rails (Interac e-Transfer with remittance
matching, pre-authorized debit under Payments Canada Rule H1).

## Key Alberta facts published on this site

- Security deposit maximum: one month's rent as at the start of the tenancy; it does not rise when rent rises.
- Deposit must be placed in an interest-bearing trust account within 2 days of collection.
- Prescribed deposit interest rate: 0% for 2026, 0.5% for 2025, 1.6% for 2024; 0% for most years since 2009.
- Deposit return: within 10 days of the tenant giving up possession the landlord must either return the full deposit with interest or deliver an itemized statement of account with the balance. Only if costs cannot yet be determined may an estimated statement be delivered within the 10 days, with the final statement and any balance within 30 days.
- Move-in and move-out inspection reports are both mandatory, each within one week before or after possession changes. If either is missing, no deduction for damage is permitted at all.
- The landlord must offer the tenant two times to attend each inspection; reports are retained 3 years after the tenancy ends.
- Alberta has no rent control. Notice for a monthly periodic tenancy is 3 tenancy months, and 365 days must have passed since move-in or the last increase.
- Notice for substantial breach is 14 clear days; 24 hours for assault or significant damage.
- Disputes go to the Residential Tenancy Dispute Resolution Service (RTDRS), claims up to $100,000, generally within 2 years.
- Licensed property managers in Alberta require a RECA licence and must deposit trust money within 3 business days.
